The Process

Every construction project is different, but having a clear process helps make the experience more organized and predictable. We work closely with homeowners from the initial conversation through completion, taking the time to understand the project, establish a clear scope, and coordinate the details along the way.

1.) Initial Consultation

Let's Talk About Your Project!

The first step is simply getting to know you and learning more about what you're looking to accomplish.

We'll discuss your goals, ideas, priorities, and any challenges you're experiencing with your existing home. We'll also talk through the general scope of the project, your timeline, and any other details that may be important to consider early on.

Whether you already have detailed plans or are still in the early stages of an idea, we'll help determine the appropriate next steps.

2.) Site Visit & Project Planning

Defining What We're Building.

A clear scope of work is one of the most important parts of a successful project.

We'll work through the details of the project and identify what is included, what may need to be selected, and where there may be different options to consider.

Depending on the project, this can include materials, finishes, fixtures, layouts, allowances, and other project-specific details.

If there are multiple ways to approach something, we'll discuss the options and help you understand the differences so you can make informed decisions.

3.) Estimate & Proposal

A Clear Picture of the Investment.

Once we have enough information to develop the project, we'll prepare a detailed estimate outlining the proposed scope of work.

Our goal is to make the estimate easy to understand and clearly communicate what is included. Where appropriate, we'll identify allowances, exclusions, and items that may still need to be selected.

If the initial scope doesn't align with your budget, that's a conversation we can have before construction begins. We can look at different materials, finishes, or scope adjustments to determine where changes may make sense.

4.) Finalizing the Project

Getting the Details in Place.

Once you've decided to move forward, we'll work through the remaining details needed to prepare for construction.

Depending on the project, this may include final selections, plans, permits, engineering, scheduling, subcontractor coordination, and ordering materials.

We'll also review the scope and expectations together so everyone is working from the same plan before construction begins.

5.) Construction

Bringing the Project to Life.

Once construction begins, we coordinate the work and trades necessary to move the project forward.

This may include demolition, framing, electrical, plumbing, HVAC, drywall, flooring, cabinetry, tile, painting, exterior work, and other project-specific trades.

We'll coordinate scheduling, materials, inspections, and the day-to-day details of the project while keeping you informed as work progresses.

Construction doesn't always go exactly according to plan, particularly when working on an existing home. If an unexpected condition or necessary change comes up, we'll communicate it with you and discuss the available options before moving forward whenever possible.

6.) Final Details & Completion

Finishing Strong.

As the project nears completion, we'll work through the remaining details, touch-ups, and final items to make sure the work is completed as outlined in the project scope.

We'll walk through the completed work with you, address any remaining items, and make sure you have what you need as you begin enjoying your finished space.

Our goal isn't simply to finish the construction—we want you to feel good about the finished project and the experience of getting there.
